The verdict

The Honeywell Home X7S is Resideo's mid-tier smart thermostat, and its defining piece of hardware is an onboard radar sensor that drives occupancy and presence detection and wakes the 4.3 inch touchscreen as you walk up to it. The display colour and style are both selectable, it takes 2.4 or 5 GHz WiFi rather than the 2.4 GHz-only radio most thermostats ship with, and it is Matter certified, so it answers to Apple Home, Amazon Alexa, Google Home and SmartThings, with Home Assistant adopting it through Matter. Paired with wireless room sensors, the Priority setting heats and cools the rooms that are actually being used instead of the hallway the thermostat hangs in. It needs a C wire, and those room sensors are a separate purchase.

Who is the Honeywell Home X7S for?

It suits a home where one thermostat has to keep several rooms comfortable rather than just the spot it is mounted on. Up to 20 XRSENSOR wireless indoor sensors pair with it across a 200 ft range, each reading temperature, humidity and motion, and the Priority setting either averages a set of rooms you pick or follows whichever rooms detect movement. On its own it still covers most systems: up to 3 heat and 2 cool on a heat pump with electric backup, or 2 heat and 2 cool on conventional forced air, gas, oil, electric and hot water heat. The one system it does not control is electric baseboard heat at 120 to 240 V, so that rules it out for a whole class of older homes.

It sits below the flagship of the same family and gives up that model's larger screen and its video doorbell intercom, but it keeps the features that actually change how a thermostat behaves: radar presence detection, the customisable display, the room sensor ecosystem and full Matter certification. Measured against simpler smart thermostats that add little more than WiFi and an app, the X7S is answering a different question, namely which rooms matter right now and whether anyone is home at all. If the house is a single open space and a schedule is all that is wanted, a cheaper model in the range covers it. For a multi-room home where the comfort keeps landing in the wrong room, this is the model in the line built for that problem.
